The University of Michigan just broke ground on a 313-Unit tower in Detroit. It's a 40-Year commitment.

The University of Michigan Center for Innovation, Related Companies, and Olympia Development broke ground on Founders House in April, a $186 million, 13-story residential building for graduate students and faculty at 2205 Cass Avenue.

For most of the past century, the University of Michigan's relationship with Detroit was defined by proximity without commitment: close enough to study the city, distant enough to remain apart from it. That era is over.

On April 17, the university broke ground on Founders House, a 13-story, 313-unit residential tower at 2205 Cass Avenue in Detroit, in partnership with Related Companies and Olympia Development of Michigan. The $186 million building will house graduate students and faculty affiliated with the University of Michigan Center for Innovation, and construction is expected to wrap in summer 2028.

The UMCI campus, anchored by a six-floor academic and research facility at 2121 Cass Avenue scheduled to open by summer 2027, is the university's attempt to build a permanent institutional presence in Detroit. Founders House is the residential side of that commitment. The university has signed a 40-year lease for the building, a number that says more about long-term intent than any press release.

The development team behind Founders House matches the ambition of the project. Related Companies is led by Stephen Ross, a University of Michigan alumnus whose major gifts have shaped programs across Ann Arbor for years. Olympia Development of Michigan is the real estate arm of the Ilitch family and has been one of the primary engines behind the physical transformation of the District Detroit area surrounding Little Caesars Arena. Together they are building housing that is designed to be inseparable from the campus taking shape a block away.

The tower spans roughly 235,000 square feet and holds units ranging from studios to three-bedroom apartments. Elkus Manfredi Architects designed the building, with Detroit-based Neumann/Smith Architecture serving as architect of record. The project is targeting LEED Gold certification.

The logic of Founders House is embedded in its very existence: talent doesn't just need a place to work; it needs a place to live. A research university can build a beautiful campus, but if the people it's trying to recruit have nowhere nearby to put down roots, the campus becomes a commuter destination rather than a community. The 40-year lease for 313 units is how you make the difference.

Whether the unit count was chosen deliberately as a nod to Detroit's area code or simply fell out of the building's footprint, it fits. The university is not running a pilot program here. Founders House, rising on Cass Avenue with a completion date of summer 2028, is the physical evidence of what it looks like when a major research institution decides it is ready to belong to Detroit for good.

The academic and residential pieces of the UMCI campus are going up together, in the same corner of the city, within a year of each other. That's how you build an institution. That's how you stay.
