LuxWall is building a 276,000-square-foot window factory in Detroit's Delray neighborhood

A company that makes windows insulate like walls is putting down roots in southwest Detroit.

LuxWall, the Ypsilanti-based maker of vacuum insulation technology, is building a 276,000-square-foot manufacturing facility in Detroit's Delray neighborhood, on Bedrock's Industrial Campus. Production is scheduled to begin in the third quarter of 2027.

The plant is expected to create up to 277 jobs at full capacity. LuxWall has committed to sourcing at least 50 percent of its workforce from nearby Detroit neighborhoods, including Springwells, Delray, and Mexicantown.

To build that pipeline, the company is working with local partners including Detroit at Work, Michigan Works, and DESC on training and apprenticeship programs. It has also outlined a high school internship program and a residential glass replacement program for Delray residents.

LuxWall's product, which it calls Transparent Insulation, is built on vacuum insulated glass that "enables windows to insulate as effectively as walls," according to the company. Founder and CEO Scott Thomsen has described the problem this way: "Buildings have a fundamental flaw: We pair highly insulating walls with poorly insulating windows. What we've done at LuxWall is solve that problem at its source."

The Detroit factory is part of a larger Michigan bet. In July 2023, the state announced a $165.6 million LuxWall investment expected to create 453 jobs across the company's Ypsilanti research center, a first factory in Litchfield, and the planned Detroit plant. That package included a $6 million Michigan Business Development Program performance-based grant.

The Detroit facility also has federal backing. On September 10, 2026, LuxWall announced a cooperative agreement with the U.S. Department of Energy, through the Office of Critical Minerals and Energy Innovation's Manufacturing Deployment Office, to support its manufacturing expansion.

For Delray, the commitment to hire from the surrounding blocks is the part worth watching. "This factory is more than an innovative facility where we manufacture Transparent Insulation, it's a place where we build opportunity for local residents," Thomsen said at an October 2025 preview of the site.

The technology's potential is large. LuxWall says that if 10 percent of U.S. commercial buildings adopted its product, the energy saved could power roughly 1,000 medium-sized data centers.

Production at the Bedrock Industrial Campus site is targeted for the third quarter of 2027, and Detroit at Work is the front door for residents who want a shot at the work.
